WHAT WE BUY

WHAT WE BUY

If your property fits, we can move quickly. If it doesn’t, you’ll hear that on the first call instead of after three weeks of nobody returning your messages.

THE PART THAT DECIDES IT

What’s consistent isn’t the house. It’s the owner’s situation.

Situation

Inherited property. Estates and probate. Out-of-state owners. Landlords who are done. Divorce. Pre-foreclosure. Owners who’ve been handed a problem they didn’t ask for and don’t know who to call about it. This is the part that actually decides whether we’re a fit.

Condition

Any, and we mean it. Renovated, deferred maintenance, hoarding situations, fire damage, properties that haven’t been updated since the sixties. Condition changes the number, not whether we’re interested.

Price

No floor and no ceiling worth stating. We've looked at $350k two-families and seven-figure period homes in the same week.

Structure

Cash purchase is one option, not the only one. Depending on what you’re trying to accomplish, that might look like a seller carrying part of the price, a staged payout, or a partnership where you keep an interest in the project instead of selling outright. We’d rather find the structure that gets you the most than push the one that’s easiest for us.

What We Don't Do

Lowball you and hope you’re desperate. Tie you up in a contract and disappear. Push you toward a direct sale when listing would clearly serve you better.

IF IT ISN’T A FIT

Not every property is right for a direct sale. If yours isn’t, you’ll hear it on the first call, along with what we’d do in your position. We’d rather be useful than get a deal.
